The only QIZ in Jordan that is situated in a town and not secluded.

Income Tax: according to present law all net profit from exports are exempted from Income Tax.
However after the year 2007 since Jordan has joined the WTO, net profits from export will be liable to Income Tax.
Income Tax Law in Jordan for industries is 15% of net income & according to Jordan Investment Law Jordan is divided to 3 zones : whereby:
Zone ( A ) is exempted of 25 pct of Income Tax for ten years.
Zone (B) is exempted of 50 pct of Income Tax for ten years.
Zone (C) is exempted of 75 pct of Income Tax for ten years .

Ad-dulayl is in (C) zone. and thus is exempted 75 pct from Income Tax for the first 10 years from the date of starting of production.

Labour availability( Labour Pool):- The Ad-Dulayl area itself has got a large number of labour and skilled labour (males & females) available, with a population of around 70,000 inhabitants. However, most of the skilled and professional labour in Jordan are living in Az Zarqa area (15 Km away) which is considered the labour pool of Jordan which is only 15 Km south of the industrial park with a population of more than 1 million people.

 Water availability- Municipality water runs 24 hours a day plus 10 artesian wells in radius of 4 Km around the park.

Buildings area and floors: Building area can go up to 70 percent of the land area and are allowed to build up to four floors.

Completely flat area thus reducing building costs and is well designed as all land parcels open to the outside to the main street. Each factory can have their own gates opening to main road and not one main park gate, thus no traffic problems for logistics purposes, trailers, trucks and labourers.

Civil Defense: A civil defense station (Fire Brigade, Ambulance and emergency service) is located inside the park.

Public and Private Clinics, Pharmacies, Banks, Supermarkets and Commercial Shops etc... are within walking distance from the Park.

  13- Garment washing and dyeing facility is established in Zarqa Free Zone 7Km away from the park and another one will open soon inside the park.

Ad-Dulayl Municipality: 5 Km. away and can provide amongst other services:

a- Garbage collection.
b- All necessary services needed for the industrial park.

Dormitories include toilets at ratio of 10/1 & Bathtubs at rate of 10/1 & hot & cold water and a Cafeteria. Area needed per person which includes the Cafeteria, Toilets & Bathrooms is 4.5 M2/person. Building is concrete and made of 3 floors.
    OR, you can rent Dormitories in the area neighboring the zone at an approximate price of $ 12-15/person/month.

  • Catering:
    Of 3 meals/day for the workers is available through private Company at a price around of $ 40/person/month.

  • Financing:
    Through Export & Finance Bank in Jordan you can get a loan payable for 5 years equivalent to 50 - 60% of cost of land and building at an interest rate of approximately 8%.

  • Buying offices:
    We can introduce you to a several buying offices (Agents of US sourcing Co.) located in Amman to make orders for US market.

 

 
CHOICES AND OPTIONS

Our Management with our construction team have reached to a very competitive price for building an industrial buildings with state of the art quality engineers that suits the needs of the investors. We offer our investors several choices.

Our package deal choices are as follows:

Option 1: Land and Building:

A) Buying: Our price for land is $ 42/M2 and for a building with the attached specification is $ 77/M2. As we can build on 70% of land area then price for land and building will be $ 135/M2 of building space.

B) Financing: Through Export & Finance Bank in Jordan you can get a loan payable for 5 years equivalent to 50 - 60% of cost of land and building at an interest rate of approximately 8%.

C) Dormitories of expatriates: We can build for you your own dormitories for expatriates next to your factory at a price of $ 125/M2 .

OPTION 1
LAND AND BUILDING COST PRICE

Land price: $ 42/M2 and could vary according to size and location

Land Registration fees:
As per the Jordan law 6% to be borne by Buyer which is equivalent to approximately $ 1/M2 and 4% to be borne by Seller.

Building Cost:
Our construction team is prepared to build the building for you according to enclosed specifications at the rate of $ 77/M2 for a minimum size of 5000 M2. Cost includes:-

1- Detailed Engineering drawings.
2- Engineers Association fees.
3- Civil Defence certificate approval.
4- Municipality Building fees.
5- Resident Engineer fees.
6- All other related fees for building.

Any variation in the Building will be done by cost.

Delivery time:
100 days from signing of contract.

Payment terms:
For Land :
- Payment of 20% of land value at signing of contract.
- Balance of 80% to be paid on Land Registration at Land Registry Office within 30 days from signing of contract.

For construction of Building:
Payment of:
- 25% on signing of contract.
- 25% 30 days from date of signing of contract.
- 25% 60 days from signing of contract.
- Balance of 25% upon completion of Building i.e. 100 days from signing of contract.

 

 

OPTION 2
5 YEARS LEASE WITH OPTION TO BUY


Lease duration: Five years subject to rental review after 5 years.
Lease price: $ 30/M2 of Building and according to the enclosed specification. Rental includes land rental.
Building Specification: Each building is separate with boundary walls and has its own access to the main road (all specifications are on next page).
Payment terms:
A- Lease for the first two years to be paid in advance payable as follows:-
         1- 50% upon signing of contract.
         2- a) 25% after the erection of the steel structure and the roof.
             b) 25% upon delivery of Building.
B- Thereafter on yearly basis (next 3 years) by postdated Promissory Notes for the remaining period.

- Date of lease to be effective on delivery of Building.
- Delivery time: 100 days from signing of contract.
Electromechanical is excluded from rental price. i.e. you have to provide for electromechanical.

You have the option to buy the premises (land and building) with the following conditions:

  1. If direct sale (immediate sale): price for Building per M2 is $ 77 and price for land is $ 42/M2.

  2. If sale is after one year (from date of lease): price of Building per M2 is $ 82/M2 and price of land is $ 45/M2.

  3. If sale is after 2 years(from date of lease): price of building is $ 88/M2 and price of land is $ 48/M2.

Also if sale is done within the 2 years period then the rental charges already paid will be deductible. While if sale is done after the 2 years period the rental charges will not be deductible.

Note: Government Land Registration fees of 10% of value of land and Building together will be borne by the Buyer if sale is done after erection of Building.
